Business terms and membership requirements for Digro Squired Investment

Please read these terms and conditions carefully before engaging with Digro Squired Investment. By becoming a member and participating in our property development programs, you agree to be bound by these terms.
Membership Requirements
Membership Fee: To become a member, you must pay Kshs. 3,000/= to our PayBill number 702876
Purpose
The purpose for joining the group is for building and buying property only.
Offer Timelines
The offer remains valid for 5 years as long as you are active. The only variable that may change the offer is the cost of land at the project which you are aiming to complete your unit in. You will pay the offer price plus any extra cost of land.
Late Payment Policy
If you are late to pay the quarterly amount, you will lose your offer on the ongoing project. You will only be allowed to buy with the current offer if the unit you were aiming for is still available. If it is not available, you will be taken to the next project automatically.
Unit Allocation
You get allocated a unit at 85% payment completion, but the remaining 15% balance should be paid immediately upon allocation.
Payment Compliance
All other charges should be paid on time. If one does not cooperate in this regard, he/she may lose the allocation to another member who will adhere to terms until completion.

Other charges include:
- Parking
- Water meter
- Power meter
- Playground
- Water reservoir
- Document production
- Legal fees
- Transformer
- Borehole
Monthly Contributions
Minimum Monthly Contribution: Kshs. 5,000 per unit (not per head) should be maintained as long as you have not completed the whole unit payments.
Refund Policy
There is no refund for money contributed unless you request by writing a letter within 3 months after completion of any ongoing project. The party in breach shall suffer a penalty of 20% of the agreed property value. Refunds will be made based on payment installments at the exact date that payment was made.
Breach by Company
If the company breaches the contract, the company shall return all monies contributed plus 20% of the cost of the property plus any other loss incurred.
Property Finishing
The houses are developed without interior finishing. Any extras including custom needs shall be paid by the purchaser/purchasers.
Property Management
Common areas to be managed by Digro Housing or any other company appointed by Digro Squired Investment.
Service Charge
Service Charge: Kshs. 2,000/1,500 per month per unit. Any parastatal services to be paid by individual owner of each unit.
Service charge amount must be paid on time. Non-compliance will result in:
- First step: Switching off water and electricity meters
- Second step: Spotting/welding/locking your house
- Final step: You may lose your unit to another member willing to cooperate with management
Company Lawyer
The company lawyer is SK Amani Advocates. However, any person can seek liberty to interpretation from an individual lawyer.
Documentation Rights
Every person is entitled to all documentation including:
- Offer Letter
- Agreements/Contracts
- Allocation Letter
- Any other relevant papers or receipts
Title Deed Processing
The title deed will be processed at the end of completion of a particular phase and when sale of all units is complete. The timeframe may vary between 6 months to 1 year.
Portal Wallet Funds
Any uncommitted money in the portal wallet will automatically be committed to use and considered as committed.
Amendments
Any other agreement shall be in writing and be annexed to the main contract.
Legal Disputes
No one shall affect the free construction of any project by court cases. The property belongs to many members, thus not letting other people suffer from his or her misunderstanding.
Unit Entitlements
The client is only entitled to the unit bought and not any other space in the apartment. Parking spaces should be paid for separately. Other developments in the building remain with the developer.
Trust Arrangement
Digro Holding | Digro Squired Company are sister companies and they will only hold the property in Trust of the purchaser.
Common Area Development
All developments including parking finishing, painting of common areas and outside areas, pavements, etc., should be done through owners' contribution.
